The urban landscape of Brazil is being vertically redefined by challenging decades of horizontal expansion and mid-century constraints. Contemporary Brazil’s tallest skyscrapers are no longer merely office spaces or high-density residential blocks but integrated vertical ecosystems that combine engineering innovation, investor-driven residency programs, and sustainability.
The most ambitious project currently in development is the Senna Tower in Balneário Camboriú. The tower is a tribute to the legendary Formula 1 driver Ayrton Senna, with a planned height of 544 meters and 154 floors. It would not only be the tallest building in Brazil but also the tallest all-residential building in the world, surpassing New York’s Central Park Tower.
1. Mata Atlantica Tower

Designed by Pritzker Prize winner Jean Nouvel and completed in its final phase in 2024, the 100-meter structure is the centerpiece of the Rosewood São Paulo resort. The tower is defined by its biophilic vertical forest design, featuring living facades wrapped in wooden lattices that will eventually be entirely covered with local vegetation. Beyond its aesthetic appeal, the building is a model of environmental integration.
The structure incorporates large stepped terraces that house 250 trees, some reaching up to 14 meters in height, creating a green sanctuary in the middle of São Paulo’s stone jungle that mirrors the green slopes of the Serra do Mar. Inside, the interiors were crafted by French designer Philippe Starck, who integrated extravagant luxury with Brazilian art and design.
2. Fischer Dreams
Location: Balneário Camboriú, Santa Catarina
Completion: March 2026
Height: 177 meters (Torre Sul) and 164.8 meters (Torre Norte)
Developed by Procave, Fischer Dreams is a luxury home resort consisting of two towers built on the historic site of the Hotel Fischer, the city’s first luxury hotel. The complex features a 177-meter southern tower and a 164.8-meter northern tower, with a combined total of 119 apartments.
The residential units are exceptionally large, ranging from 186 to 491 square meters and offering up to eight suites. The 7,000-square-meter leisure area includes a master party hall, a heated pool with swim jets, and specialized zones for sports such as paddle tennis and yoga.
3. Blue Coast Tower
Location: Balneário Camboriú, Santa Catarina
Completion: March 2026
Height: 186 meters
Located in the exclusive Barra Norte neighborhood, the Blue Coast Tower is a 186-meter residential project developed by FG Empreendimentos. The tower offers high levels of privacy with only one apartment per floor, each unit spanning 164.33 square meters with four to five en-suite bedrooms.
The building’s amenities are spread across two main leisure levels and a rooftop deck. Key features include a Sunset Wine Lounge on the rooftop, which serves as a contemplative space for panoramic views, alongside a gourmet space, a home theater, a heated pool, and a vertical spa.
4. Kingdom Park Residence
Location: Goiânia, Goiás
Completion: 2022
Height: 180.7 meters
Standing at 180.7 meters with 52 floors, it is the tallest residential building in the Central-West region. The Kingdom Park Residence is unique in its integration of renewable energy. It features a wind farm at the top of the building designed to generate clean energy for its own stairwell lighting and mechanical systems. This emphasis on sustainability extends to the inclusion of fast-charging stations for electric vehicles in the garage and an energy-efficient glass facade.
The project features landscaping by the offices of Roberto Burle Marx and Haruyoshi Ono, reinforcing its connection to Brazilian modernist traditions. The tower offers one apartment per floor, with private areas of 482 square meters.
5. Epic Tower
Location: Balneário Camboriú, Santa Catarina
Completion: Under Construction (Targeting 2026–2028)
Height: 208 meters
Developed by FG Empreendimentos and designed by LDD Arquitetura, the building’s primary characteristic is its curved facade, which provides a panoramic 180-degree view of the central beach of Balneário Camboriú. The tower consists of 56 floors and requires approximately 2,500 tons of steel and 23,600 cubic meters of concrete to complete.
The building’s curvature is not merely aesthetic, but it determines variations in the floor area of each residential unit, which ranges from 270 to 332 square meters. The Epic Tower features more than 2,000 square meters of leisure space, including multiple pools and social areas. Its location at the northern end of the city’s coastal strip positions it as a landmark within the municipality.
6. Alto das Nações
Location: São Paulo
Completion Date: Late 2025
Height: 219 meters
As of 2025, the Alto das Nações corporate tower has become the tallest building in São Paulo, reaching its full height of 219 meters. The tower serves as the anchor of a 320,000-square-meter mixed-use complex that prioritizes urban connectivity. This project, a partnership between Carrefour Property and WTorre, is built on the site of Brazil’s first Carrefour hypermarket.
One of its most distinctive features is the public rooftop observation deck. This space offers a 360-degree view of the city, including landmarks such as Avenida Paulista and the Guarapiranga Reservoir. To enhance the visitor experience, the rooftop includes a glass box projected from the building, allowing guests to experience a floating sensation above the city.
7. Vitra by Pininfarina
Location: Balneário Camboriú, Santa Catarina
Completion Date: Late 2025
Height: 222 meters
Opened in late 2025, Vitra by Pininfarina is a 222-meter mixed-use tower that serves as a visual catalyst for the center of Balneário Camboriú. Developed by GT Home, the building is the third Pininfarina-designed project in the state of Santa Catarina. A continuous aluminum frame wraps the entire building, defining the transition between the public commercial base and the exclusive residential towers above.
This approach, drawn from industrial design, treats the building as a macro-object with essential, elegant lines. The tower features a rooftop Sky Lounge that offers 360-degree views of the city, mountains, and bay. The building’s continuous glass facade is engineered to maximize natural light, which is cited as a key factor in resident well-being and visual comfort.
8. Boreal Tower
Location: Balneário Camboriú, Santa Catarina
Completion Date: Expected first half of 2025
Height: 241 meters
The Boreal Tower is 240 meters tall and incorporates several construction techniques previously unused in the Brazilian market. Developed by FG Empreendimentos and designed by Stephane Domeneghini, the 60-story building is inspired by the form of a lotus flower, terminating in a scalloped cap.
The most significant technical advancement of the Boreal Tower is its beamless construction. It is the first building in Brazil to use a pillar-and-slab system, where the peripheral walls act as the primary structural pillars. This eliminates the need for internal beams, allowing for expansive open-plan living spaces. For residents, the structure offers unmatched flexibility in interior design and a sense of flow that traditional concrete buildings can’t provide.
9. One Tower
Location: Balneário Camboriú, Santa Catarina
Completion Date: December 2022
Height: 290 meters
The 951-foot skyscraper by FG Empreendimentos on Balneário Camboriú’s Avenida Atlântica rises 84 floors, remaining the third tallest building in Brazil and the tallest purely residential tower in Latin America. The residential units in One Tower are defined by exclusivity and scale. Spanning 70 residential stories, the building features only two residences per floor, each occupying approximately 196 square meters.
Building One Tower posed two main challenges, which included supporting a massive structure on sandy soil and controlling wind-induced vibrations. To tackle the soil issue, engineers installed deep piles topped with a thick concrete mat to evenly distribute the load. For structural stability, the tower uses advanced damping systems to reduce sway and vibrations.
10. Yachthouse Residence Club (Torre 2)
Location: Balneário Camboriú, Santa Catarina
Completion: 2024 (Pinnacle addition)
Height: 294.1 meters
The Yachthouse Residence Club in Balneário Camboriú, completed in phases in 2021 and 2024, consists of twin 81-story towers. Reaching 294.1 meters, the structure is monumental in scale, requiring approximately 87,000 cubic meters of concrete and the effort of 600 workers. The project is a collaboration between local developer Pasqualotto & GT and the iconic Italian design firm Pininfarina, renowned for its work with Ferrari and high-performance industrial design.
The building’s design reflects Pininfarina’s nautical heritage, with a shared triangular podium shaped like a yacht’s keel. Both towers feature dark reflective glass accented by aluminum bands that provide solar shading while enhancing the aesthetic. Yachthouse is conceived as a self-contained luxury environment, boasting a two-story amenity complex spanning over 2,000 square meters, including a VIP cinema, a nightclub, multiple lounges, and a 319-square-meter gym.
Standing as symbols of ambition and design excellence, Brazil’s tallest skyscrapers fuse luxury, cutting-edge innovation, and vertical living, transforming the skyline into a testament to contemporary urban grandeur.
