    Lokhandwala Minerva, often referred to as Minerva Tower, is the tallest residential skyscraper in Mumbai, India, that, as of 2026, holds the distinction of being the tallest fully completed building in the country. It stands as a landmark in Indian urban architecture, representing a significant milestone in global residential high-rise construction.

    Inside Mumbai’s Minerva Tower

    Lokhandwala Minerva is located in the Mahalaxmi neighborhood of Mumbai, Maharashtra, India. This area of South Mumbai is renowned for its proximity to landmarks like the Mahalaxmi Racecourse and its stunning views of the Arabian Sea.

    Mumbai continues to dominate the list of India’s tallest buildings, with the majority of the country’s skyscrapers, including Minerva, concentrated here.

    According to the Council on Tall Buildings and Urban Habitat (CTBUH) through The Skyscraper Center, Lokhandwala Minerva has an official architectural height of 300.6 meters (986 feet), which is also its height to the tip, as the tower does not include a separate spire. The highest occupied floor is located at approximately 285.1 meters (935 feet) above ground level. The building comprises 78 floors above ground and two basement levels, and it is designed exclusively for residential use.

    Structurally, the tower employs an all-steel construction system, with steel used for both vertical and lateral load-resisting elements. In terms of sustainability standards, Lokhandwala Minerva holds an IGBC Gold certification under the Indian Green Building Council rating system. As per CTBUH records, the building’s formal legal name is Lokhandwala Minerva, though it is also commonly referred to as Minerva Towers in informal and promotional contexts.

    Lokhandwala Minerva was completed in 2023 and, at 301 meters tall, currently ranks as the tallest completed building in India. While another Mumbai tower, Palais Royale, has a taller structural height (about 320 meters), Palais Royale remains topped out and unfinished, so it is not yet fully complete.

    This means that, for finished and occupiable structures, Lokhandwala Minerva is India’s tallest building as of 2026.

    The building was developed by Lokhandwala Infrastructure with famed Indian architect Hafeez Contractor as the chief designer and J+W Consultants as structural engineers. The project underwent a redesign in 2015, which slightly reduced the planned height.

    Minerva’s design reflects contemporary high-rise residential architecture, emphasizing structural resilience, luxury living, and adaptation to Mumbai’s coastal climate.

    Residential and Functional Features

    Minerva is devoted to luxury residential use. While the official databases focus on measurable structural data, promotional information, and press reports indicate:

    • Luxury apartment configurations, including large multi-bedroom units on higher floors.
    • Panoramic views of the Arabian Sea and Mahalaxmi Racecourse.
    • Amenities are distributed across multiple levels, catering to recreation, fitness, and social well-being.

    However, note that some details in promotional sites (e.g., exact floor counts like 82 storeys) vary from the CTBUH registry figure of 78 floors; the authoritative count for structural ranking is 78 above ground.

    There have been regulatory actions connected with the project, particularly involving the real estate regulator MahaRERA in 2023, regarding advertising claims and delayed possession issues. These did not affect the building’s structural ranking but are part of its broader public record.

    Lokhandwala Minerva is the first supertall residential skyscraper in India to be fully completed and occupied at over 300 meters. It currently reshapes Mumbai’s skyline as a benchmark of vertical residential living.
