Foster + Partners, a globally renowned architectural firm known for its context-sensitive design, has unveiled its latest design for a luxury retail plaza set along the Golden Horn, transforming Istanbul’s historic waterfront. The design for the sustainable plaza reflects the city’s historic significance and maritime industrial heritage while incorporating a luxurious style that connects people. It adapts the city’s lifestyle to introduce a dynamic urban space tailored to the changing needs of the people.

A new retail intervention is a key aspect of the plan to revive a 1.6-kilometre stretch of the city’s shoreline as the Tersane masterplan that focuses on urban expansion, community engagement, and waterfront activities. The master plan aims to enhance the development of the shoreline that integrates residential, retail, and cultural buildings surrounded by landscape and public spaces.

The architectural narrative of the Golden Horn Plaza is not a single, monolithic structure, but a series of interconnected two-storied luxurious pavilions. The architectural language emerged as an intimate, cozy space, breaking the volume and scale of the overall development, offering adaptability and flexibility.

The design feels more like a personal boutique experience rather than a traditional shopping mall. The striking curvilinear cantilevered restaurant on the upper floor, over the waterfront’s edge, offers dramatic views with a roof like a flying saucer.

The upper levels of the pavilion include covered terraces, providing public spaces for gathering and admiring scenery. Inspired by Istanbul’s historic bazaar, the spatial layout comprises human-scaled close-knit spaces with shaded arcades, covered terraces, and tree-lined walkways, contributing to the experiential transitions. The modularity of the pavilion offers a memorable experience and panoramic views of the surroundings.

    Landscape & Environmental Strategy

The key feature of the design is the landscaped elements. Drawing inspiration from the historic gardens at the Topkapı and Dolmabahçe Palaces, the design evolved beyond architecture into the domain of landscape. The plaza’s green spaces, experiential shaded pathways, and canopy of trees are not just aesthetic elements but serve a practical purpose, providing natural cooling and comfort for visitors. This approach adopts community interaction and walkability, focusing on cultural togetherness.

Golden Horn Plaza will host year-round cultural events, informal gatherings, festivals, and civic discussions, and offer a new social place for the public, ensuring the development benefits not just its tenants, but the wider community as well.

The design of the pavilion adapts to the evolving needs of the premium brands that embrace the retail shop with adjustable storefronts and flexible interiors. This approach brings commerce and community together to develop a vibrant public space.

    Sustainable Urbanism and Climate-Conscious Design

The Golden Horn retail plaza incorporates sustainability principles and climate-responsive strategies, echoing Istanbul’s traditional building construction. It employs locally sourced and low-impact materials to reinforce the sense of place.

The modern materials, glass, steel, and sandstone will gracefully craft the structural envelope, complementing the project’s waterfront setting. The use of natural landscaping and water features also points to a consideration for environmental sustainability, mitigating urban heat and enhancing thermal comfort for all who visit.

This project responds to the context and enhances the vision of  Foster + Partners to craft the future of urban design in Istanbul. It honours history, revives the public eater front, and provides a sustainable and luxurious retail market.
