    $108.9M Saadiyat Island Mansion Breaks Abu Dhabi Record

    Aldar has set a new record in Abu Dhabi’s property market with the AED 400 million (USD 108.9 million) sale of an eight-bedroom mansion at Faya Al Saadiyat, making it the most expensive home ever sold in the emirate. The beachfront property is located on one of the final villa plots on Saadiyat Island, within the prestigious Saadiyat Beach Golf Club.

    Spanning 6,561 square meters, the mansion offers rare scale and privacy, along with 360-degree views of the sea and golf course. It features a private car gallery, golf simulator, in-house cinema, wellness and fitness suites, and direct beach access, representing a new level of ultra-luxury living in the UAE.

    This sale follows Aldar’s earlier AED 137 million ($37.3 million) transaction for a penthouse at Nobu Residences Abu Dhabi, further underlining the surge in demand for premium homes. In the first half of 2025 alone, Aldar recorded AED 5 billion in sales on Saadiyat Island. Buyers made up 86% of buyers, 46% were residents, and 40% were international buyers, with France, the UK, China, and the U.S. among the top nationalities.

    Jonathan Emery, CEO of Aldar Development, said the sale “sets a new benchmark for luxury real estate in Abu Dhabi,” reinforcing Saadiyat Island’s reputation as the city’s most sought-after residential destination. He credited the momentum to long-term urban planning, residency initiatives, and cultural investment.

    Ghazi Saeed Al Ateibi, Executive Director at Abu Dhabi Real Estate Centre (ADREC), said the sale reflects “growing trust in a market that is well-regulated, transparent, and investor-friendly.” He added that ADREC’s governance framework is designed to attract and support high-value, responsible investment.

    Faya Al Saadiyat is a private, gated community of simply 21 homes, two eight-bedroom mansions, and 19 six- and seven-bedroom villas scheduled for completion in 2028. It sits within walking distance of Saadiyat’s Cultural District, home to the Louvre Abu Dhabi, teamLab Phenomena, and the future Guggenheim Abu Dhabi. Residents will also have access to high-end hospitality, retail, and dining destinations, including the upcoming Saadiyat Grove.

    Design of the homes is led by Nordic Office Architects, in collaboration with global interior design studio 1508 London, known for their work on The OWO Residences by Raffles in London. The architecture draws on Saadiyat Island’s coastal beauty and wildlife, combining native materials with minimalism and open-plan layouts. Finishes include Italian kitchens and wardrobes, custom joinery, and premium appliances. Outdoor areas feature private beachfront pools and expansive terraces.

    Sustainability is also core to the development, which is targeting an Estidama 3 Pearl rating and Fitwel certification. Features include energy-efficient systems, water-saving designs, reduced emissions, and wellness-focused infrastructure.

    With available beachfront plots nearly exhausted and international interest surging, the record-breaking Faya Al Saadiyat sale marks a defining moment for Abu Dhabi’s luxury property market and a clear signal of what’s ahead.
